Welcome to our Luxurious and Extremely sophisticated property that we call Disney Lakefront Wonderland. This home is tastefully decorated and has everything you need to make memories while on the perfect family vacation. With this 6-bedroom 4-bathroom home, there is enough room for a large family or friends’ group. This sophisticated villa, features an open floor plan living area, a fully equipped kitchen, a Games room, and a private swimming pool and spa, making it the perfect home for a Florida vacation with the major theme parks just minutes away! It is in the world-famous Windsor Hills Resort in Kissimmee, Florida, and 5-minutes to Walt Disney World! This 3,000 sq. ft. 6-bedroom 4-bathroom pool home is outfitted with three themed bedrooms of Toy Story (queen bed), Star Wars (2 twin beds), and Frozen (2 twin beds). Also, there are two king bed suites on the upper level and a queen bedroom on the main living level. Each bedroom is equipped with its own television. This open concept floorplan features a living and dining room immediately as you walk in the front door The dining table seats 6 people. You are then connected to a separate open concept kitchen and family room area. The kitchen has a breakfast bar that accommodates 4 people, along with a separate round bar table in the breakfast nook that also accommodates 4 people. On the main living level there is also a separate game room with its own air conditioning system. The game room features a pool table, a ping pong tabletop that lays on the pool table, and indoor two-person basketball game, a foosball table, a dart board, a cocktail multi-arcade table with classic games such as Ms. Pac Man, Donkey Kong, Galaga, Frogger, Pac Man, etc. Also included for your convenience is a highchair in the game room and a pack-and-play in the master bedroom closet, as well as a removable gate underneath the stairwell, for young guests. The home also includes Wi-Fi fiber optic internet with speeds of 500mbps up and down. Outside in the rear of the property you will find a lanai-covered patio with a custom Mickey Mouse heated/chilled pool (yes, Mickey Mouse is on the bottom of the pool). The pool features multi-colored LED lighting for a cool night-time swimming experience. Your very own private swimming pool and spillover spa right outside your patio doors where you can enjoy the Florida sunshine. Pool Depths of 3-5 ft / Spa Depths of 3 ft / Pool facing East. Pool Heat is optional and is an extra $35 per night and must be requested and paid for no later than 7 days before your arrival. There are two sets of table and chairs on the covered patio, along with a couple of chaise lounge chairs. The view on the back patio/pool area is amazing, looking out over Reedy Lake. Across the lake you will see the water park and community pool. Your stay includes complimentary access to the pool and water park. You will also find an arcade room, theater room and gym area, as well as a snack/sundry shop over at the community center. In the rear of the property, off Comrow St., you will find a dog park, tennis, volleyball, and basketball courts, along with a picnic area with pavilions and charcoal grilling areas. Windsor Hills is a gated community, offering a safe and wonderful vacation experience for all members of your party. The house is professionally managed by Mid-Florida Home Management Rentals who has a local service team to maintain the home and deal with any issues to ensure you have the perfect rental experience. After the long days at the theme parks are over, this home offers a private swimming pool and spillover spa to unwind and cool off from Florida's sunshine. The home is considered Self-Catering. All bedding and linens are provided as well as the basics to get you started on a great vacation. You will need to provide food, condiments, toiletries, and cleaning supplies you may require during stay. Each home is equipped with a washer and dryer for your use. This home complies with all hygiene and safety regulations required by the State of Florida. This home has been inspected and licensed by the Department of Business and Professional Regulation (DBPR), Division of Hotels and Restaurants. All our homes are fully compliant with both State and County regulations for your family`s comfort and safety. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company which cleans high Touch Surfaces, Disinfected, Stocked with New TP, Paper Towel, Hand Soap, and more amenities for your Arrival Use! Bathrooms and Kitchen Surfaces Cleaned with Professional Disinfectant and all Linens and towels are Washed w/Bleach & Soap and Dried on high temperature. During Pre-Arrival Inspection Disinfectant are used again on high touch surfaces. All to be most safe environment for Your Stay! Mid-stay cleaning services during your stay can be requested for an additional fee. POOL HEATER: Pool/Spa heat available for $30/day + taxes, must be for your entire stay and a minimum of 3 days. When applicable, it needs to be requested at least 5 days before the check-in date. Keep in mind this is not a jacuzzi or hot tub, it is a spa with no independent temperature control, so the temperature of the pool and the spa will be the same. Please note we take no responsibility if any problems occur with the pool heating system. Please note the pool heater works thru HEAT EXCHANGE and might not function with weather near 55F or under. FOOD: As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will not be provided. TRASH DISPOSAL: Please make sure to put all waste in trash bags (13 gallons or larger) before dumping them into the trash bench located by the front door. Do not move the bench to the curb. Please observe trash collection days and place trash in the provided trash cans daily to keep a clean home. The resort doesn’t recycle. ADDITIONAL CHARGES APPLY IF NOT COMPLIED where owner must send someone out to fix or repair or pay extra for cleaning. Self-Check-in with Smart Lock All confirmed bookings will receive a booking confirmation letter by email with booking details, check in instructions (including door access codes, and gate procedure), and emergency numbers for after hours prior to the guest arrival. Guest access: Located in Windsor Hills which is a 5-star, gated community catering to your every desire! It is the closest 5-star resort to Disney. The amenities in this resort offers tons of activities for the whole family. The clubhouse includes an Olympic sized lagoon pool, spiral water slides, hot tub, fitness center, games room, 40 seat cinema/theater (you can choose the movie), arcade, billiards, tennis, basketball courts, and volleyball courts, and even a convenience store which sells wine, beer, and hot food. Within the resort there is also 'The Fort' - an adventure playground for the children. State IDs, voter’s card, passports, and/or a bank issued card will NOT be accepted as a driver’s license. International driver’s licenses are acceptable if current. Uber/Lyft/Taxi drivers must have a valid Windsor Hills address and a driver’s license. Pin dots are not valid addresses. All vehicles and trailers MUST have license plates and tags. The vehicle registration MUST be up-to date. Guests MUST comply with entry procedures –their driver’s license will be read into DwellingLIVE so that a parking pass can be issued. Guests must have their reservation paperwork with the property address ready for review. This can be on a smartphone but NOT in text message format. Only ONE vehicle is allowed through the gate at a time. Check in through the LEFT lane at the Front Guard House. Homeowners MUST NOT share their owner access card with their guests. If shared, they will be confiscated. Registered Guests MUST NOT share their parking passes with their guests. If shared, they will be given daily passes. Parking rules: There is a THREE CAR MAXIMUM per Windsor Hills property address –exceptions MUST be: Approved by the General Manager PRIOR to arrival and ENTERED INTO DWELLINGLIVE prior to arrival. THREE vehicles are allowed to be parked in the driveway provided: Parked vehicles DO NOT block sidewalks. Parked vehicles DO NOT park on the streets or on the grass. Registered guests CANNOT share parking passes with unregistered guests. If guests cannot comply with the community access rules, they will not be allowed on property. Vehicles can/will be towed at the vehicle’s owner’s expense. If the issue escalates, guests can be trespassed by the Osceola Sheriff’s Department and the property manager/owner will be notified. Other things to note Just a friendly reminder about our extra services BEFORE our check-in time: We can provide extra service that are subject to extra charges for the items outside of the rental property...i.e., BBQ, pool heat, damages, late checkout, and early check in, insurance etc.… Please contact us and we can rent these items to you for your stay. HOUSE RULES 1) Max Occupancy can accommodate up to 12 guests 2) No parties 3) No Pets 4) No outside guest (visitors) without contacting Management 5) Driveway for 2 cars / No parking permitted in the street 6) Only UPS & USPS can access the gate, please consider other pick-up place for packages. You must pick up your food delivery, uber or other delivery/pick-up services at the gate. 7) Please help us keep this home in tip-top condition by leaving the home as you found it.
