Vacation homes are a better way to enjoy time off with your family. You and your family will be able to enjoy the comforts of a home and all it has to offer versus a small, cramped hotel room.

When you find the vacation home of your choice, you can either reserve the property online or speak with one of our Reservationists at 863-248-5082. When making your reservation, all we require is a $200.00 non-refundable deposit, which is applied toward your total rental cost. The remaining balance is due 4 weeks prior to the arrival date and the full amount paid is non-refundable at that point.

If your reservation is made within 4 weeks of the arrival date, the full amount is due at the time of booking and is non-refundable at that point.

We implement a variety of security measures to maintain the safety of your personal information when you book with us. We use a secure server, and all supplied sensitive credit information is transmitted via Secure Sockets Layer (SSL) technology, then encrypted into our payment gateway provider’s database. It will only be accessible by those authorized with special rights to such systems. They are required to keep your information confidential.

Yes, the person signing the Booking Form must be at least 25 years of age and is responsible for all persons staying in the home.

Any reservation made under false pretenses will result in forfeiture of monies paid and immediate removal from the property.

Final payment is processed 4 weeks prior to the arrival date. Please note if the final payment due date falls on a Saturday, Sunday, or a holiday, it will be charged on the last business day prior to your final payment due date.

Yes, the total includes taxes, as well as any applicable cleaning, processing and/or property protection plan fees.

Please note that we may require a credit card to be held on file during your stay with us.

Yes, we rent the specific property you see in full detail on our website.

In the unlikely event that the property you reserved becomes unavailable, every attempt will be made to move your reservation to a comparable property if available. If a comparable property is not available, a full refund will be issued.

Since we want to ensure everything is ready for your arrival, you will have access to your home starting at 4:00 PM Eastern Time. To make sure that everything is pleasant and enjoyable for guests arriving after your departure, we ask that you please depart the property no later than 10:00 AM Eastern Time.

If you would like to request an early check-in or late check-out, please contact one of our Reservationists at 863-248-5082 for availability and further information.

Please note that Early Check-In and Late Check-Out can only be guaranteed by booking the night prior to arrival or the evening of departure, respectively.

There is a Property Protection Plan which will be applied to each booking. There is a fee for this plan, which will be included in the reservation total. The plan is used to cover any costs incurred for accidental damages and/or breakages, loss to the property and/or any of its contents as long as they are reported to the Management Company prior to departure.

This plan does not cover intentional damage, gross negligence, theft and/or missing items, as well as failure to report damages, all of which will result in additional costs. For more information, please refer to the complete terms and conditions outlined on our website.

Yes, you can make changes to your reservation based upon availability. Any additional amounts for the new stay dates, reservation extras, etc., will either be added to the total balance due 4 weeks prior to the arrival date or at the time of the change if the request is made within 4 weeks of the arrival date. No changes can be guaranteed within 60 days of your arrival.

Guests may cancel the booking at any time. All cancellations must be in writing and sent via email to reservations@midfloridavacationhomes.com. The following cancellation charges will apply:

- More than 4 Weeks Prior to the Arrival Date: Loss of Deposit
- 4 Weeks or Less Prior to the Arrival Date: Loss of 100% of Total Cost

Please contact one of our Reservationists at 863-248-5082 should the need to cancel arise. We do our best to work out an alternative travel/holiday for all our guests.

Occupancy may not exceed what is posted for each private pool home, town home or condo. Maximum occupancy includes infants and children. The maximum occupancy is listed on the property page for each home.

Most of the pools are heated. Please refer to our Terms and Conditions for further details.
For homes with a pool and/or a spa, heat may be available for an additional fee.
Community pools are heated when the temperature dictates the need.

All our homes are equipped with an HVAC system which provides not only central air conditioning, but also heat during the colder months.

Yes, every private pool home, town home and condo have a fully equipped kitchen. Please refer to each individual property page for more details on what the property includes.

Each property is equipped with a washer and dryer, as well as an iron and ironing board.

Some of our private pool homes, town homes and condos do have telephones, but please check with our Reservations Team at 863-248-5082 prior to booking if one is needed. Service areas vary by provider and can be found in the Information Book located inside the vacation home.

No, homes are cleaned before your arrival and after your departure. You can request a mid-stay clean for an additional charge. Please contact one of our Reservationists at 863-248-5082 if you would like to request this service.

Yes, all properties are non-smoking. Smoking/Vaping is only permitted outside of the property.

Unfortunately, most of our homes do not allow pets and we have a strict pet policy in place. Those found to be in violation of this policy will be subject to a minimum $300.00 pet cleaning fee. Please check with one of our Reservationists at 863-248-5082 regarding potential available pet friendly homes.

Yes, please contact one of our Reservationists at 863-248-5082 for a list of handicap accessible properties.

Yes, we provide a pest control program which treats twice as often as the industry standard.
Please keep in mind that in the State of Florida, it is impossible to get rid of all pests as they are prevalent in our area. As a result, we suggest that you do not leave any open containers of food or anything else that would attract bugs both inside and outside of the home.

Our Reservations Team is available to take your call and address your concerns by contacting them at 863-248-5082 during regular business hours. All issues will be documented and attended to in a timely manner. To ensure peace of mind, we also have a team member on call 24 hours a day to deal with any emergency situations that may arise in your home. You may reach this team member by dialing 863-248-5082 and selecting option 2, which is solely for emergencies.

Some communities require us to provide them with a list of all members of the traveling party including their first and last name for any person aged 16 and older. Guests are obligated to provide this information prior to their arrival date if the property booked is in a community which requires this list.

Failure to provide us with this list will result in guests not being able to obtain access into the community.

Some communities charge a fee to access their amenities. This information is provided in the property description of the home which can be found on the Mid-Florida Home Management website. This fee will become the sole responsibility of the guests either upon check-in or on the first day of utilizing the facilities. At the time of this writing, the following are the communities which charge a fee to access their amenities:

- Emerald Island Resort
- Providence
- Regal Palms Resort & Spa
- Solterra Resort

If you and your traveling party will be arriving with more than two vehicles, or any oversized vehicles, please contact one of our Reservationists at 863-248-5082 prior to your arrival to inquire about the parking availability for the home you have rented. Also, please inform any guests who might be visiting for the day or evening that parking is extremely limited. Typically, parking is not available at the properties for RVs, buses or trailers and some communities do not allow parking for motorcycles. Please contact one of our Reservationists at 863-248-5082 if you need to make specific parking arrangements.

If you are planning to mail a package to your vacation home, many resorts either do not receive delivery of mail from the United States Postal Service (USPS) or have community mailboxes which are not accessible.

We recommend using either FedEx or United Parcel Service (UPS) to have packages delivered directly to your vacation home.

However, FedEx, United Parcel Service (UPS), Amazon, DHL and other courier services sometimes use the United States Postal Service (USPS) as the final delivery carrier. As a result, the package may not be delivered to your vacation home as the resort does not receive delivery of mail from the United States Postal Service (USPS) or the package may be delivered to a community mailbox which is not accessible.

The only way we can guarantee you will receive your packages is to have the items shipped to our office provided we receive them no later than 10:00 AM Eastern Time one day prior to your departure date. All items being delivered by the United States Postal Service (USPS) should be shipped to our office.

If you would like to have packages sent to our office, the address label and/or outside packing slip of the package must include our Company Name (Mid-Florida Home Management), the Lead Guest Name that is on the reservation, the Reservation ID Number, and be labelled like the following example:

Guests staying at REGAL PALMS RESORT & SPA can send packages to their vacation home located in this community only if the store where the purchase is placed and/or the shipping carrier allows two fields for the address (e.g., Address Line 1 and Address Line 2).

The Address Line 1 field must include the street address of the resort clubhouse, which is 2700 SAND MINE ROAD. The Address Line 2 field must include the street address of the vacation home located in REGAL PALMS RESORT & SPA (e.g., 123 TERRA LAGO STREET).

The address label and/or outside packing slip of the package must include the Lead Guest Name that is on the reservation, the Reservation ID Number, and be labelled like the following example:

Failure to include both Address Line 1 and Address Line 2 on the shipping label will result in the package being returned to the sender. At the time of this writing, REGAL PALMS RESORT & SPA does allow delivery of packages by the United States Postal Service (USPS).

If the store where the purchase is placed and/or the shipping carrier does not allow two fields for the address (e.g., Address Line 1 and Address Line 2), please have the package shipped to our office as follows:

The cost for receiving your deliveries is $10.00 per package if you come to our office during business hours to pick them up or $35.00 for the first package and $10.00 for each additional package thereafter if you would prefer for us to drop them off at your vacation home.

Please be advised that if your deliveries arrive at our office on the day of your departure or any date thereafter, the fee is $35.00 per package plus an additional fee to forward the package to your requested address. The amount of this additional fee will be determined based on the cost we are assessed by the shipping service used to mail the package to your requested address.

Any packages you wish to have returned to the sender will be charged a fee of $35.00 per package plus any additional costs which may be applicable. All return shipping labels should be emailed to us at reservations@midfloridavacationhomes.com and the email must include the Lead Guest Name that is on the reservation, as well as the Reservation ID Number.

Please note we are not responsible for delays caused by either the carrier and/or shipper, as well as failure to include vital information such as our Company Name and Mailing Address, as well as the Lead Guest Name and/or Reservation ID Number on the carrier/shipper’s address label and/or outside packing slip. We are also not responsible for how the package is delivered (e.g., the package was placed in the community mailbox instead of being dropped off at the vacation home), any mislabeled and/or misdelivered packages, as well as any packages left at the resort clubhouse or other receiving facility in the community.

All pricing related to receiving, delivering and/or returning packages is subject to change. All questions related to packages should be communicated in writing via email to reservations@midfloridavacationhomes.com.

If you think you have left something behind after departing your vacation home, please contact one of our Reservationists at 863-248-5082 for assistance as soon as possible. If the item(s) is/are located, we can ship it/them back to you. Guests are fully responsible for all shipping and handling costs.

Yes, all homes are conveniently located to area attractions, grocery stores, drug stores, retail shops, local eateries, and a wide variety of national restaurant chains.

Contact one of our Reservationists at 863-248-5082 to discuss options available for you and your traveling party as some communities do offer transportation to area attractions.

Yes, we are licensed in the State of Florida. Each home is licensed by the state and appropriate county to be rented as a short-term rental property.

Our office hours are Monday - Friday from 9:00 AM to 5:00 PM and Saturday from 9:00 AM to 12:00 PM. All times are based on Eastern Time.
