Why should I book a vacation homes instead of a hotel room?

Vacation homes are a new way to vacation with your family. You and your family will be able to enjoy the comforts of a home and all they have to offer over a small cramped hotel room.

How do I book a home?

When you find the vacation home of your choice, you can either reserve the property online or speak with one of our Reservationist at 863-248-5082. When making your reservation, all we require is a $200 non-refundable deposit, which is applied toward your total rental cost. The remaining balance is due within 7 weeks of the check-in date and is non-refundable at that point.

Is booking online secure?

We implement a variety of security measures to maintain the safety of your personal information when you book with us. We use a secure server and all supplied sensitive credit information is transmitted via Secure Socket Layer (SLL) technology then encrypted into our payment gateway providers database. It will only be accessible by those authorized with special rights to such systems. They are required to keep your information confidential.

Do you have an age requirement to book a home?

Yes, the person signing the Booking Form must be over 25 years of age and is responsible for all persons staying in the home. Any reservations made under false pretenses will result in forfeiture of monies paid and immediate removal from the Property.

When is my final payment due?

Final payment is processed 7 weeks prior to check-in date. Please note if the final payment falls on a Saturday, Sunday or a holiday it will be charged the last business day prior to your final payment date.

Does the total include all taxes and fees?

Yes, the total includes taxes, and any applicable cleaning, processing or accidental damage waiver fee. Please know that our managing partners may require a credit card to be held on file during your stay with them.

Is the home, town home or condo I see online the one I get?

Yes, we rent the specific property you see in full detail on our website. In the unlikely event that the property you reserved becomes unavailable, every attempt will be made to move your reservation to a comparable property.

When is check-in and check-out time?

Since we want to ensure everything is ready for your arrival, you will have access to your home starting at 4 p.m. To ensure that everything is pleasant and enjoyable for guests arriving after your departure, we ask that you please depart the property before 10 a.m. If you’d like to request an early check-in or late check-out, please contact one of our Reservationist for availability and more information.

What is the fee for Accidental Damage Waiver?

There is a fee for accidental damage waiver and Processing that will be applied to each reservation. This provides a damage waiver that covers accidental or inadvertent damages. The value of damage waived is based on the property size and location. Please be advised that intentional damage or gross negligence will result in additional costs. Refer to the complete terms and conditions outlined on the website for the home you are considering for more information.

Can I make changes to my reservation?

If you make a change to your reservation, there will be an additional non-refundable fee of $20, which will be charged at the time of the change. No changes can be guaranteed within 60 days of your arrival.

What is the cancellation policy?

The guest may cancel the booking at any time, this must be in writing or via email. The following cancellation charges will apply: - More than 7 weeks before arrival: Loss of Deposit. - Less than 7 weeks before arrival: Loss of 100% of total cost. Please contact one of our reservationist should the need to cancel arise. We do our best to work out an alternative travel/holiday for all of our guest.

How many people are allowed to stay in each home?

Occupancy may not exceed what is posted for each home, town home or condo. Maximum occupancy includes infants and children. The maximum occupancy is listed on the property page for each home.

Are the pools heated?

For homes with a pool and/or a spa, heat may be available for an additional fee. Please be aware that pool/spa heaters have electrical and mechanical components that can sometimes malfunction. If you choose to purchase pool heat, we will turn on the heater 24 hours prior to your arrival. The pool and spa will be heated to a temperature of 80-84 degrees Fahrenheit. If you have a pool with a spa, it will be heated to a temperature of 94-102 degrees Fahrenheit when the dial is turned to activate spa mode. When you turn on the spa mode, the system will automatically adjust the valves so that the water from the spa is returned to the spa. This system bypasses the pool, and so the spa will be heated up to a higher temperature. If left in spa mode, the pool will not receive any heated water, thus leaving it to cool. The pool heaters operate on a timer and are schedule to come on in the morning and go off in the evening. There will be some cooling off overnight when the air temperature drops. Community pools are heated when the temperature dictates the need.

Is there a fully equipped kitchen in the vacation homes, town homes and condos?

Yes, every vacation home, town home and condo have a fully equipped kitchen. Please refer to each individual property page for more detail on what the property will include.

Are there laundry facilities in the homes?

Each property has a private laundry room with a washer and dryer, iron, and ironing board.

Is there a telephone at the vacation homes?

Most of our vacation homes, town homes or condos do have telephones, but please check with one of our Reservationist prior to booking if this is required. Service areas vary by provider and can be found in the Vacation Home Manual.

Are the vacation homes cleaned daily?

No, homes are cleaned before your arrival and after your departure. You can request a mid-stay clean at an additional charge.

Are the properties non-smoking?

Yes, all properties are non-smoking. Smoking is permitted outside of the property only.

Can I bring my pet with me?

Unfortunately, most of our homes do not allow pets in any of our vacation properties and we have a strict pet policy in place. Those found to be in violation of this policy will be subject to a minimum $300 pet treatment fee. Please check with us on potential available pet friendly homes.

Are there any handicap accessible properties available?

Yes. Please contact one of our Reservationist for a list of handicap accessible properties.

What should we do if we have an issue in the home?

Our reservations team is available to take your call and your concerns at 863-248-5082 during regular business hours. All issues will be documented and addressed in a timely manner. To ensure peace of mind, we additionally have a team member on-call 24-hours a day to deal with any emergency situations that may arise in your home. You may reach this team member for emergencies only by dialing 863-248-5082 and dialing option 1.

Is parking available for multiple cars, RVs, buses or trailers?

If you and your group will be arriving with more than two vehicles, or any oversized vehicles, please contact one of our Reservationist prior to your arrival to inquire about the parking availability for the home you have rented. Also, please inform any guests who might be visiting for the day or evening that parking is very limited. Typically, parking is not available at the properties for RVs, buses or trailers. Please contact one of our Reservationist if you need to make specific parking arrangements.

What should I do if I’ve left something behind in my vacation rental?

If you think you’ve left something behind after departing your vacation rental, please contact one of our Reservationist for help. If the item(s) is located, we can ship it/them back to you. Guests are 100% responsible for all shipping and handling costs.

Are there attractions and shopping nearby?

Yes, all homes are located convenient to attractions, grocery stores, drug stores, retail shops, local eateries and a wide variety of national restaurant chains.

Is there a telephone at the vacation homes?

Is there transportation to attractions?

Contact one of our Reservationist to discuss options available for you and your team as some communities do offer transportation.

Are your homes licensed?

Yes, we are licensed in the state of Florida, and each home is licensed by the state and appropriate county to be rented as a short-term rental property.

What are your office hours?

Our office hours are Mon–Fri: 9 a.m.to 5 p.m. & Sat: 9 a.m. to 12 p.m.
