Welcome to our Luxurious and Extremely sophisticated property that we call the Calabay Retreat. This home is tastefully decorated and has everything you need to make memories while on the perfect family vacation. With this 5-bedroom 4-bathroom home, there is enough room for a large family or friends’ group. This sophisticated villa features a beautiful floor plan living area, a fully equipped kitchen, and a private south facing swimming pool and spa, making it the perfect home for a Florida vacation with the major theme parks just minutes away! It is in the Calabay Park community in Davenport, Florida, and it’s about a 30-minute drive to Walt Disney World! This sunlit home offers 2 sofas and a chair in the main living area for some relaxation time to plan the day's adventure and a 6-seat dining table as well as a 4-seat breakfast nook table and 3-seat bar in the kitchen for a Sunday family dinner or a midnight snack. Sleeping up to 10 people, our home provides bedrooms across two floors with one King and one Queen bedroom/ensuite on the bottom floor and a den located in the hallway. On the second floor, you will find one further King bed/ensuites, two double Twin bedrooms, and a hall bathroom. There is a loft area with a desk for work or schoolwork. Free Wi-Fi and all 7 of the TVs in the Home have cable television and are Smart TVs so you can keep up on your favorite shows. The house is also equipped with Spectrum Cable and internet services. You also have your very own private swimming pool and spillover spa right outside your patio doors where you can enjoy the Florida sunshine. Pool Heat is optional and it's $40 US a day. The house is professionally managed by Mid-Florida Home Management Rentals who have a local service team to maintain the home and deal with any issues to ensure you have the perfect rental experience. After the long days at the theme parks are over, this home offers a private swimming pool and spillover spa to unwind and cool off from Florida's sunshine. Mid-stay cleaning services during your stay can be requested for an additional fee. POOL HEATER: Please note the pool heater works through HEAT EXCHANGE and might not function with weather near 55F or under. FOOD: As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will not be provided. TRASH DISPOSAL: Please observe trash collection days and place trash in the provided trash cans daily to keep a clean home. Guests are responsible for moving trash cans and recycles cans to the road and back to the side of the home on/after collection days. ADDITIONAL CHARGES APPLY IF NOT COMPLIED where owner must send someone out to fix or repair or pay extra for cleaning. Check-in time: 4:00 PM Check-out time: 10:00 AM *These times are strictly enforced. Wherever possible we will work with you to accommodate more flexible check-in/out times. Please contact us at least 48 hours prior to arrival/departure if you'd like to extend these times, so that we can accurately schedule around different times. Extra charges will apply. Self-Check-in with Smart Lock. No need to come to the office. All confirmed bookings will receive a booking confirmation letter by email with booking details, check-in instructions (including door access codes, and gate procedure), and emergency numbers for after hours prior to the guest arrival. If you do not receive this, please check your spam folder, or get in contact with our office as this is essential for check-in prior to your arrival at the home! Other things to note: Just a friendly reminder about our extra services BEFORE our check-in time We can provide extra services that are subject to extra charges for the items outside of the rental property...i.e., BBQ, pool heat, damages, late checkout, and early check in, insurance etc.... Major violations can lead to evictions. Please respect our rules. This Villa is a private home for short term rental and is not a hotel with concierge service. The home is considered Self-Catering. All bedding and linens are provided as well as the basics to get you started on a great vacation. You will need to provide food, condiments, toiletries, and cleaning supplies you may require during your stay. Each home is equipped with a washer and dryer for your use. Cleaning fee applies for stays all stays. Mid-stay cleaning services are available at an extra charge. Pool heating is available for an extra charge**. The Community The highly recommended community of Calabay Parc is in Davenport, it is on the US27, 5 miles south of the US192 (W Irlo Bronson Highway) and 3 miles north of the I-4 Highway. Approximate driving times to some of Florida’s most popular attractions: • Animal Kingdom 25 - 30 Minutes • Magic Kingdom 25 - 30 Minutes • Epcot 25 - 30 Minutes • Hollywood Studios 25 - 30 Minutes • Universal (including Volcano Bay) 35 - 40 Minutes • SeaWorld 30 - 35 Minutes • Discovery Cove 30 - 35 Minutes US 192 is where you will also find Orlando’s newest water park, Island H2O Live! which is just 20 - 25 Minutes away and Kissimmee Old Town, with its Fun Spot attractions at just a 25 - 30 minutes’ drive from here. Attractions on International Drive, including Ripley’s, Wonderworks and Fun Spot America amusement park can be reached in about 35 - 40 Minutes. The I-4 highway is nearby, meaning Busch Gardens is 60 - 65 Minutes away driving east towards Tampa and Kennedy Space Center is 70 - 75 Minutes away to the west. Florida’s award-winning beaches, including Clearwater, Cocoa, Daytona Beach, and Siesta Key, can all be reached in as little as 95 - 100 Minutes from here. The nearest supermarket to Calabay Parc is the Publix store at Champions Crossing, less than half a mile south of the community entrance. Berry Town Center is a couple of miles north of here on the US27 and has a Publix supermarket. For retail therapy or bargain hunting then head to Posner Park, an outdoor shopping mall which is 10-15 minutes’ drive down the US27 or the shops at Rolling Oaks Commons and Sunset Walk along the US192 which can be reached in about 20 minutes. The nearest Premium Outlets is at Exit 68 on the I-4 Highway which is less than 30 minutes’ drive from Calabay Parc.
