PROPERTY DESCRIPTION

Resort pool is being resurfaced starting 11/27. The pool will be out of order while it is being resurfaced. The project is projected to last about 3 weeks, but could take longer. ATTENTION: Resort fees of $22.40 per night stay (includes all house occupants) will be collected at the resort check-in reception for access to the gated community and amenities! Guests will have access to the resort clubhouse, community pool, and playground. Free parking, on-site washer and dryer, and high-speed internet service is included! Welcome to our Luxurious and Extremely sophisticated property that we call the Anna’s Regal Escape. This home is tastefully decorated and has everything you need to make memories while on the perfect family vacation. Situated in a beautiful 4-star Resort and Spa, with tropical pool complex with two pools, lazy river, water slide, full-service spa, fitness center, indoor and outdoor hot tubs, sauna, steam room, restaurant, ice cream parlors, and a children's arcade and outdoor play area. This modern townhome conveys the feeling of an elegant yet rustic looking home with wood floors in the living areas and tile in the bathrooms. This Town Home will provide you with a wonderful place to relax after your days at the parks or adventuring. OR with everything you could want in a Resort, you may never have to leave the property! The space Important note: This is a 4-bedroom model; however, the owner is using the downstairs lock-off unit for personal storage. This bedroom will not be used during a guest stay and is not accessible by the guests. As you walk into this home, you pass by a common full bathroom and head into the living area. In the living area you will find a new rustic dining area with seating for 6 people. Passing thru you will come to the living room where there is a new sofa with a chaise, 4K Ultra High-Definition Smart LED TV, and walk out to the backyard area. Elegant kitchen with stainless steel colored oven, refrigerator, over-the-range microwave, and dishwasher. Ice maker, filtered water, electric kettle, electric coffee pot, toaster, and all cooking utensils, pots, pans, silverware, dishes, and glassware. The laundry unit is located on the ground floor near the lock-off unit. All the upstairs bedrooms are accessible by the guest. The master bedroom has a King bed and its own ensuite bathroom (two with deep-soaker tub). The second bedroom has a queen bed, and the third bedroom has two twin beds. Beautiful wood laminate flooring throughout and TVs with cable are in all bedrooms. Guest access The entire house with full kitchen and Laundry is yours to use during your stay except for the lock-off unit. YOU WILL NOT BE ABLE TO USE THE LOCK-OFF UNIT DURING YOUR STAY. Parking There is adequate parking for up to three medium-sized cars if two are parked side by side in the driveway and one behind both. If you choose to park like this, it is at your own risk. Parking in the street is strictly prohibited and there is enforced towing by the HOA (the manager nor the owner are responsible for any tow fees). When you come to check in, you will need to first go to the front desk to check-in and access your bands and parking tag. The bands give you access to all amenities at the resort. You will need to provide your car’s license tag to receive a parking tag. Once you receive the tags and parking pass, exit out making a right back onto Sand Mine Rd and you will go to the next gate on your right. It will only be a couple hundred yards away. Place the band onto metal panel and gate will open. There will be an attendant there if you have any issues. You should arrive to home in a few minutes. There is a $22.40 per day fee per family for the resort that includes access to all resort amenities. This fee is paid to the resort at check in and is not included in the listing price. If you want to use the resorts pool towels, there’s a $10 deposit and when you are done you return the towels and $10 will be returned to you. PROVIDED WITH RENTAL: Fresh Towels/Linens Fully Equipped Kitchen Washer and Dryer in home Free Cable, Wi-Fi, & Local Calls only Hair Dryers Iron and Ironing Board TVs in every bedroom, the Loft, and the first floor living room. A Pack-n-Play is available in the unit. Outdoor patio chairs Start Pack (includes) 1 small bottle of dish soap 1 small bottle of laundry detergent or 4 laundry pods (not edible) 3 kitchen trash bags 3 Dishwasher tabs 1 sponge 1 roll of paper towel 1 roll of toilet paper per bathroom 1 small bar of soap per bathroom HOUSEKEEPING: There is no daily housekeeping service provided at the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services during your stay can be requested for an additional fee. FOOD: As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will not be provided. TRASH DISPOSAL: Please observe trash collection days and place trash in the provided trash cans at the back of the property daily to keep a clean home. Guests do not have to move the trash cans as the resort has a valet service which does this. ADDITIONAL CHARGES APPLY IF NOT COMPLIED where owner must send someone out to fix or repair or pay extra for cleaning. These charges do not apply if damage is not caused by guest misuse, abuse, or neglect as determined by our professional maintenance staff. BOOKING, CHECK-IN, & CHECK-OUT: Looking for a luxurious home in a great location plus a simple convenient booking process? As our guest, we will take care of you personally from the time you inquire until your day of departure. We are not a booking agent; we personally maintain this home to guarantee your satisfaction. We guarantee to have your booking processed within 24 hours. As soon as we receive your deposit, we will immediately confirm your reservation. Check-in time: 4:00 PM Check-out time: 10:00 AM *These times are strictly enforced. Wherever possible we will work with you to accommodate more flexible check-in/out times. Please contact us at least 48 hours prior to arrival/departure if you'd like to extend these times, so that we can accurately schedule around different times. Extra charges will apply. Self-Check-in with Smart Lock. No need to come to the office. Other things to note: Just a friendly reminder about our extra services BEFORE our check-in time We can provide extra services that are subject to extra charges for the items outside of the rental property...i.e., BBQ, damages, late checkout, and early check in, insurance etc.... Please contact us and we can rent these items to you for your stay. HOUSE RULES No parties No Smoking No Pets No loud music after 9:00pm (Quiet hours between 9:00 PM and 8:00 AM) * If one or more of our rules be broken, we will charge $300 + the damages. Major violations can lead to evictions. Please respect our rules. This Townhome is a private home for short term rental and is not a hotel with concierge service. The home is considered Self-Catering. All bedding and linens are provided as well as the basics to get you started on a great vacation. You will need to provide food, condiments, toiletries, and cleaning supplies you may require during your stay. Each home is equipped with a washer and dryer for your use. Cleaning fee applies for stays all stays. Mid-stay cleaning services are available at an extra charge. If a particular aspect of your vacation home is important to your stay, please check with us as we want you to be 100% delighted with your choice of vacation home. We want to make your stay in our home a memorable experience. Please note that this is a vacation home and subject to extreme wear and tear. Our description and pictures accurately reflect the home at the time the ad was written, and we try to update whenever necessary, but the availability of amenities, furniture, appliances, and other items are subject change without notice as items become unserviceable or broken and need to be removed from the home. If there is anything about our home that is the sole reason for booking our home, we would suggest that you contact us in advance to ensure that the amenity is operational at the time you contact us. We want to make all stays the best possible. The Resort This is a Gated Resort Community. REGAL PALMS RESORT: Pool w/ waterslide (depth 3’ - 5’), lazy river, tiki bar, indoor & outdoor hot tubs, 4 BBQ areas w/ charcoal grills, arcade, beach volleyball, playgrounds, fitness center, indoor sauna/steam room, 24/7 front desk. The Clubhouse at Regal Palms is also home to fantastic amenities such as a game room and gym which are included in the resort fees. Additionally, you can cast into a spell of relaxation at the onsite spa with a professional masseuse! Approximate driving times to some of Florida’s most popular attractions: • Animal Kingdom 25 - 30 Minutes • Magic Kingdom 25 - 30 Minutes • Epcot 25 - 30 Minutes • Hollywood Studios 25 - 30 Minutes • Universal (including Volcano Bay) 35 - 40 Minutes • SeaWorld 30 - 35 Minutes • Discovery Cove 30 - 35 Minutes Other things to note: For security reasons, the person who books the reservation must be the person who checks in (with proper ID). If others are arriving separately, you must provide their names to avoid any issues with check-in. They must also provide ID. For your safety, we do have security cameras at the front and back entrance. There are no cameras in the unit. In the event of a hurricane or other severe weather, or necessary repairs, certain resort amenities may be closed and unavailable during your stay. These events are out of our control, and we cannot guarantee the availability of each amenity.
